The 20/25 lifespan of shingles is a myth--they typically last 12-15 years on the south and west face. Also, warranties from roofers are a myth--if you read the fine print it'll say you need your roof serviced annually for it to apply (does anyone actually do this??) Also, your insurance deductible is what $500, $1,000? You can hire a roofer to fix the bad ones for about $200-$400--my buddy had a guy do his and he said $100 with a taillight warranty (when you can't see my taillights, the warranty has expired)
So long story short--it sucks, but it happens to all of us. I'm in burlington and probably 25% of the houses around here lost some shingles in that big blow we had a couple days ago.
Also, unless you are seeing bare wood up there, you should be ok against leaks, but don't leave them too long
(I'm a home inspector in Burlington--just so you don't think I'm just talking out my --I'm attempting to get by the auto-censor and should be beaten after I re-read the rules--

)
(oh and BTW--probably 80% (or higher) of the houses I go into have or have had mice--again, you have not been singled out by mother nature...)
