Since I'm not providing install media or selling a hard drive with the motherboard, you will have to download the official Windows 10 Pro iso from https://www.microsoft.com/en-us/software-download/windows10 (https://www.microsoft.com/en-us/software-download/windows10) and do a clean install yourself. No activation key required since the hardware hash is already logged on a Microsoft server. Note that the Windows 10 Pro activation is only guaranteed for the exact hardware configuration I'm selling. I believe that it is tied to the motherboard, so CPU and RAM changes should have no impact, but I cannot guarantee it will work.
